Any one know of any wholesale friendly Title company in NH that can do single closings? A lot of people suggested Ace Title in Manchester, NH. Are they right? Thanks in advance.

 Hi @Humberto Perez,

    Ace Title in Manchester has been suggested to me for wholesaling transactions. https://www.acetitlenh.com/  I have yet to use them, but wanted to put that out there for you.

I have another question…

I have been looking for an answer in the Real Estate Facebook groups and to no avail. Maybe this platform will help me make sense of my dilemma.

I know that the conservative industry standard for wholesaling houses is:

ARV X 70% - Repairs - Wholesale Fee = Buy Price

But in today’s real estate market being so strong I heard that some cash buyers are buying from 75% to 80%.

So to get better at bringing deals, what do you think  is currently a cash buyer’s buying criteria?

What has been your experience?
