Finding a good wholesale deal

Hello all, I am looking to link up with a good deal, I have been told that wholesalers have good deals but the only ones I am seeing don’t leave any meat on the bone. I am in south jersey and would love to find a couple great deals. I am working with a realtor but everything she finds is generally off mls and doesn’t tend to plan out. Any help out there? Thank you

@David Klein - Welcome to every investors biggest challenge. 95% of wholesalers aren't any good and 95% of their deals aren't either. Then again many of them assume that you are being your own GC, doing the work yourself, or are a full time flipper and have your own crew. Many people are way more aggressive on what they think something will comp for as well. If you're looking for a buy and hold from a wholesaler...usually you're in for a struggle because a flipper will almost always pay more than you. 

When you find a good wholesaler, hang onto them and treat them well, or do what what many others do and go find your own off market leads.
