Investing in rental property in Fresno, CA

Hello.  I am considering investing in a 4 plex or some other type of rental property in the Fresno area.  Just wanted to ask if anyone has any experience in the market and if they believe to be a viable place to invest.  Thanks.

if you are talking about west of the 99, I'd stay out of there, really rough area.   As far as parts I would concentrate on: Downtown, Tower, Fig Garden, Old town clovis or other parts of clovis really.
