Cost for turning part of house into a bedroom

I am looking at a home that's 1244 sqft 2br/2.5bath. I am going to see if there might be an opportunity to turn some part of the house into a bedroom. What would usually be the ballpark cost? I know it won't be possible to figure out a general cost but what has usually been others experience?

We converted a garage space that was part of the existing house into 1 legal sized bedroom along with a 1/2 bath for $4k. It added an additional $300 per month in rental income because we went from 3 to 4 bedrooms and an additional bathroom. So we received our initial investment money ($4k) back in 13 months.
