When is the best time to invest into a rental property

Hello to all, I am hearing that it is not a good time to invest into real estate right now, because of the high interest rates and increased houses prices. So what is the best way to tell when I should start investing into real estate? Is there a way to invest now without loosing money? I was told to buy low and sell high is that even possible right now? I live in Houston Texas and currently want to only invest into this market, I am looking for rental property to obtain a residual income of 5-10k per month.

@Murray Reginald The best time was 10 years ago. The second best time is today. If you know what a deal looks like in your market, you will know it when you see it. The trick is to always be looking and having others look for you. I bought 8 houses this year and I only buy great deals. In Houston, there are still houses that were affected by the flooding of 2017. Is it possible to buy one and rehab it? Foreclosure filings are up this year and people pass away every day leaving unwanted property behind. Make your own luck.
