Which Market to Invest in Alabama

Looking at the three major markets in Alabama: Birmingham, Montgomery, and Huntsville.
All of them have good things going for them.
If you’ve invested in Alabama which market did you choose and why?

Hi, Alan- I prefer Montgomery and Birmingham right now, mostly because Huntsville is over priced and too competitive. A lot of investors rushed this market with new announcement of Toyota, etc. But Montgomery is still very affordable and taxes are extremely low- so I work with a lot of clients buying there. Birm is pretty stable- this is a cashflow market. You don't go to Alabama looking for high appreciation. The low property taxes are HUGE bonus and will drive your pro forma. Are you looking for turnkey or do the work rehab your self? DM if you need contractors or wholesalers, I am neither of those...but I have some recommendations of who I use.

Hi Melissa-- Thanks for the thoughtful response. I'm not looking to do much to a rental. Not that it has to be in pristine shape but something that doesn't need more than 10k in repair.

@Melissa Nash we should absolutely connect. I’m here in the Huntsville market getting deals direct from sellers. It gets pricey otherwise. I also invest in college towns campuses and downtown in the surrounding Huntsville areas. Amazing for cash flow.
@Alan Davidson I local and willing to help. There are several “pre hab” opportunities that can be wholetailed. I’ve done some of those too. Madison, AL is good place to start for those.

I like Huntsville for single family investments and Birmingham for multifamily personally. Multifamily in Huntsville is very tough to come by. As far as Montgomery, it is a little far from my home in Huntsville, but I am looking at some large multifamily deals there.

Bought a split level with metal roof in Pinson, AL. outside Birmingham, near Turkey Creek, great cash flow, and I love the low taxes.
Bought it for 70k in 2016 and now worth 90k plus.
Got a tenant the first day I put it on the market and they have been there ever since and take very good care of the property. They are signing on for another year next month.

@Alan Davidson You should consider the Auburn market. Real Page ranked Auburn as the #1 University in terms of growth in rental rates for 2018. The city schools are in the top in the state as well. The market here is competitive but not overly competitive like some of the other cities. Lots of great things happening here and the population is really growing. I'd love to tell you more about it if you're interested.

The market in the Huntsville/Madison County area is Hot! There’s many turnkey properties available for under $100,00.
Huntsville has a strong rental market along with college students, Govt. workers, and many of the public housing developments undergoing rehabs, renters are abundant.
I’m a Realtor and investor, I purchase at least 1 property per year. The fall and winter months seem to have better deals and less buyers. If your looking for more information I’d be happy to help.

Have you thought about Mobile, Alabama? I have a duplex in Montgomery that cash flows pretty well but we struggled to find a qualified tenant. Ever since moving to Mobile we have acquired a couple properties and not had near as much trouble.
