Increasing Rents on New Trnants

Good morning BP Community!

I am in the process of purchasing an “A” House duplex. Sellers only requirement is that I let the tenants live there for 2 months before raising rents. I live in Washington State and am curious as to if there is a limit on how much rent can be increased per month. Any input is appreciated!

Seller has no control over when you can raise rents. That is determined by their lease.
