I'm with @CJ M. Roth IRA containing Vanguard low fee index funds, 401k, and every now and then I try my hand at stock picking. Using that last one, I have successfully turned $2000 into $150.

Wish I had a go-to just now... I know with potus, among other factors, stay away from volatility and inverse volatility like vix and xiv.... or, that said, when potus tweets neg, drop everything and short that stock, if you can. Nordstrom and Boeing, come to mind... then, exit your position with modest gain as market usually shrugs it off quickly... but you have a great model working for you, marisa. re-focus ! buffet said focus your investment strategy to better your returns, don't diversify ( hedges against loss ).

The standard grind is property management. Then, personal rentals, then flips. Nothing passive though. 😕

Doing well with our note business and helping passive investors along the way. I sold off our rental portfolio a few months back and cashed in on some nice equity over the last few years. Also invest passively with one syndicator out in Phoenix. Overall the portfolio is doing well.

managing 4 doors, closing in 5 and 6 in 20 days or so. My IRA is invested in stocks I try to ride “waves” my ROI is about 35% this year, not too bad :)

Note business or Note funds are quite active 6 to 10% or a little more without most of the downside risk of being a landlord. Syndication is hot as well. for us new construction has been kind.. and continues to perk along..
