What is “too young” to invest in real estate?

Question

Is 18 too young to invest in real estate? Should there be a minimum age attached to it? Obviously when you’re in your 20s, there is no problem... But I feel like people think differently about 18 and 19. Curious on others’ thoughts...

Technically speaking, 17 is too young, as you cannot legally sign the paperwork. 18 sounds about perfect to me.

@Sean Miller 18 is not too young to start learning about Real Estate Investing. Be patient, ask a lot of questions, read a lot of books, listen to a lot of Podcasts, attend your local Meet Ups and Investment Club meetings and thru it all you will find a mentor and build your team. Every one wants to help somebody who they wish was their younger self. Be super Coachable and Super Patient, time is on your side.

When you’re solid in your confidence and knowledge look at 100 properties, make offers on 10, and buy 1. It sounds like overkill but trust me the ratio is invaluable training to be a great Real Estate Investor.

FYI, I purchased my first 4-plex when I was 19 ... a few weeks before my 20th bday but officially still in my teens. I think I made every mistake you can think of with that property and it was my greatest trainer. Fast forward 35 years and I still value the lessons I learned from that property. My biggest regret (now) is that I don’t own it today but (then) it almost broke me and I was so relieved when I got out of it. If I had followed my own advice to you that same property would have been a huge financial success for me ... I really wouldn’t change anything for me but I know you can do much better for yourself because you have the BP network which has the greatest group of Real Estate Advocates and Coaches the world has ever seen. Especially since we don’t all agree on every topic, that open, honest, and sometimes energetic discussion provides great value.

I would say it’s a maturity level matter more than an age matter.  When I was 18, I thought I was going to fight professionally.  If you tried to talk to me about planning for my future and investing in assets it would go in one ear and out the other.  The only future I cared about was one with fighting involved.  I didn’t care how it ended.  That is a very immature mindset and I would have failed at anything else I attempted.

I’m now 25.  My mindset is obviously  much different.  I would also say that I am (somewhat) more mature.  If you are able to take on the responsibility, I say go for it!

18 is fine if you have the money and experience to go for it.  Real Estate is a long term game so if you start early you can have a head start. I wouldn't focus all my energy on it though.  I would focus 90% on making money and increasing that and maybe 10% on RE.

@Sean Miller I think as long as you're legally allowed to invest in real estate then why not?! Just because not everyone is investing at the age of 18 doesn't mean it's a bad idea. I wish I could have or would have even been thinking about investing at that age so if you are wanting to start then do it! You are way ahead of the game and will thank yourself later in life.

@Sean Miller In the womb is too young, anything after that is golden, LOL. Seriously, though, 18 years old is perfect. The sooner, the better. Of course you'll face some folks who thing 18 is way too young to really know or do anything. Are you really going to let what other people think of you determine when you chase your dreams and decide on your goals for life, though?

NOPE! Stand by your values and let your work and efforts speak for themselves. If someone tells me I can't do something and I know that I can... I do it. It's as simple as that.
