Best Real Estate Markets for SFH or MFH Investing?

Looking to invest remotely in turnkey properties. Focused on cash flow, but really would like the upside of appreciation over a 5-7 year hold. Looking to put down $25-50K. These properties would ideally be managed by a property manager. Would love to hear any insights on recent markets where other BP members have been successful. Thanks!
