Property Research Due Diligence Questions

Not sure where to post this, starting here. I'm doing some due diligence for practice, researching property records on my local tax assessor website. I'm reading that I can see if there is a loan, or if it was cash, or how the last purchase was financed. I don't know where to find this. I am looking at property records, which has a variety of information on zoning, tax assessments, appraised value, sq ft, sale date, etc. Then there is a separate search for the actual taxes on that property. I realize every city may present and include this information differently, but generally speaking where would financing history be found?

Also looking for: deed restrictions, tax exemptions that could affect the property later.

I'm reading a book which tells me to look for this information, but I'm not finding all of it, and I'm not sure I would know how to interpret it if I do find it.

Any guidance much appreciated and thanks!
