Being new to this whole REI world. Is this a good vehicle to start off with and get feet wet, or, should I just go in to actual tangible RE? A lot of information out there.

I wouldn't get involved in a product like that for several reasons but especially don't if you don't understand them. Stick to something you understand, do a Turnkey in Arizona (they don't cash flow in California) something like this:
