I am reaching out to some of the veterans out there and also some of the brokers out there who deal with VA loans.

What can a veteran do with this type of loan? Is there a creative way to use this type of loan to buy investment properties?

I own my primary house and want to use the VA loan to buy an investment property and continue to use it throughout my investment journey.

However, I have heard you can only use this type of loan on a primary resident. Is there any "creative" ways I can utilize this loan and still have my primary residence, or do I need to quit claim my primary to be able to utilize this type of loan?

Breaking it down to simple math is a task in and of itself, however, if I want people to understand I need to do it this way. Scared money doesn't make money. I appreciate the advice.

Hello everyone.

I am starting to get frustrated with the people in my surrounding circles.

I have been trying to pull the trigger on 3 condos that I have run the numbers on for a number of buying scenarios and all are profitable.

I have heard time and time again, "if you don't have the money ask the people/family around you", which I have. But none of them understand my language. They tell me things like "my brain doesn't work like yours", or "I'm confused".

It's not that it's confusing, it's the fact that they don't understand real estate and the details of the numbers. I try to explain but I get blank stares.

I'm frustrated because I don't know where to turn to when it comes to pulling the trigger on deals I find.

I have over $175k in equity in my house that I bought with my girlfriend, however, I can't pull any of it out because my DTI is maxed, she's scared to do anything, and covid sapped me from a good paying job that is no longer there. I have recently found another good paying job but I need to be with that job for awhile for the bank to recognize longevity.

Any guidance would be much appreciated. I have deals I just can't pull the trigger.

Hey Elmer,

There are great investment opportunities here in the Santa Maria, Orcutt, and Lompoc areas.  You really have to know the numbers and look real close to the surrounding areas to negotiate some win/win deals.   We have meetups in Santa Maria on the second Wednesday of each month.  Let's meet up sooner and we can talk about some of the areas that are prime for house hacking and airbnb's.

@Joshua Wofford honestly??! Slim Pickens. But I always believe that there is always a deal, you just have to search a little harder these days.

However, that may all change with the foreclosure moratorium being lifted. But we shall see.

I have found some beautiful places by driving for dollars and I truly believe that the method of driving around and looking for yourself gives you a better perspective, plus helps you find those harder to find deals.

@Joshua Wofford I would be happy to connect with you as well. I have been looking in the TN, AR, MO markets and like what I see in LA. I like to actually come out to the areas I'm interested in and drive around, gives me a better idea of what I want and the potential.

@Wayne Norman I have absolutely no problem with talking to people, cold calling and meeting complete strangers in person. I have been in Sales/Marketing for 10+ years and get excited meeting new people. I am in my 6 month of wholesaling deals in California and have been looking at TN for over a year, before the pandemic. I would love to work with you and be willing to travel to any of the places you are looking at to do deals and to physically look and inspect any properties.
