    If you are being offered a deed with no warranties (in a jurisdiction where warranty deeds are commonly used), there should be a valid reason.  For example, in the case of a trustee’s sale, the “seller” is not in a position to give warranties as they have only bare legal title and know next to nothing about the property and its history. 

    In these situations where a seller is essentially saying “I’m selling you whatever I own”, a thorough and accurate title search becomes that much more important.
