Where to find a good assignable contract for flipping raw land CA

Any recommendations on where to find a good contract to use in California when buying raw land on owner financing? I prefer short and simple contracts that are pro investor.

I’ll be assigning this contract to a new buyer before closing. The owners are ok with that so please keep the moral police comments to a minimum.
