Looking for location advice - cash investor

Hi everyone one, my name is Carol and I am new to the forum. I am planning to invest in a rental property for both cash flow and appreciation in 5-10 years. I have to invest with cash around 200k. I did some research in Denver and Austin and think both are pretty much not within my budget. I am managing remotely and don't have experience with construction work.

I am open to out-of-state investment. Can you please share your stories - what are some cities with potential that you have seen beyond Austin and Denver? Or should I stick with Denver and Austin and try to get more funds? (Getting more funds would have to be my last resort)

Hi Jordan, I live in California but I am about to relocate to overseas. Therefore I will be remote anyways. Thanks for sharing. I do like Austin a lot as well, especially the north where seems like attracts most of the tech companies. But it is getting really expensive now in places like round Rock, huddle, cedar park, Leander, etc. I would appreciate if you have other neighborhoods around Austin that you think have good potential and also more affordable? Thank you!
