For what reason do you ask? Is it to time the market for selling or buying? Is it to assess your portfolio and come to some conclusion as to how you or your portfolio will fair?
Timing the market is so difficult. Saying "I am going to buy after the market crashes", is never a sure thing. When the market crashes many people still don't get in because of fear that it will continue downward.
Buying at the peak? So what? If you are the cash flow investor, especially in the lower income sector, in a location where population is generally increasing then you have little to worry about a downturn. Significant rent decreases are rare.
It is the speculators that have the most risk in a downturn. Be a wise investor in up and down markets and you will be fine. Cheers.
