Looking at a property without a c of O. Paying taxes as a 3 but legally a 2.
The deal hinges on purchasing the property as a 3 family.
Can a party of interest, a buyer with a purchase and sale, obtain permit for a 3 or temporary certificate of occupancy? Something anything to show to financing, this property is on its way to being a legal 3?
