about to wrap up a deal on a property with an ahem, bonus unit In the basement. 

As I understand it, so long as the stove is removed and the gas line capped, there shouldn’t be an issue with the bank okaying the deal. 

Has this been anyone’s experience? I’m in NY where an extra unit with kitchen and bathroom is fairly common. Thanks 

Looking at a property without a c of O. Paying taxes as a 3 but legally a 2.

The deal hinges on purchasing the property as a 3 family.

Can a party of interest, a buyer with a purchase and sale, obtain permit for a 3 or temporary certificate of occupancy? Something anything to show to financing, this property is on its way to being a legal 3?

There’s a short sale I am very interested in and the agent listed it as a “squatter occupied”  property essentially washing their hands of the matter. Short of a court order, there really isn’t anything one can do to help these squatters find their way outside?

looking at a property in NYC with no certificate of occupancy on record. There is also no ICard on file but the department of finance is taxing it as a 2 family.

I would like to convert it to a legal 3 family. From what I’ve read, a letter of no objection can be filed and that would allow for alterations to convert. Can anyone confirm? Thanks

Hi, what’s been your experience with purchasing a fire damaged home? Or why would you NOT purchase such a home, be it  Health concerns, structural issues etc? 

Lastly, it would be need a total gut, 2500 sq feet, 3 floors, does 200k to reno sound adequate? (NYC FYI)

Has anyone had experience with an Eric Lee from Sowae corporation? His listings were mostly on nystatemls but have begun creeping up on all the other major sites.

One of the properties he listed is NOT for sale according to the owner and I suspect that to be the case for many others. 

His email auto responds with an automated message.

Excuse the super novice question here but here goes. 

If one purchases a 2 family with an illegal unit, what’s the protocol on making it legal? Property is in a 3 family zone. Say it won’t be an issue with the lender so long as a permit to convert to a 3 family is obtained. 

My question is, how long does obtaining permission take on average, if granted.
And how can I as the buyer not yet owner obtain one? Is there some sort of “conditional permit” dependent upon closing or something to that effect?

Is it possible to purchase a 2 story restaurant and convert it to a multi family or would that be too big of a hurdle “bureaucracy” wise?

Looking at a multi family that will be converted from a 2 unit to a 3 and in need of a full gut rehab in the Brooklyn, New York area. 

I’ll have general contractors bid for the project. In your experience should I hire an architect, designer or a draftsman. From what I understand only an architect can obtain an engineer stamp and it would be needed for such a project?
