FAQ - What to do during Due-Diligence?

We get this question a lot. We just covered this as our monthly FAQ Topic on our December virtual meetup but I figured I'd bring it to the forums to see is anyone else has anything to add. This is what we got

- Call building and zoning department
- call water/sewer municipalities
- Copy of tenant leases
- Pull public records and property transaction history
- Home Inspection
- Get Contractor estimates for any inspection items or planned improvements
- Get loan estimate
- Check lead paint and hazardous material databases
- Check FEMA Flood Map
- Rerun numbers based on information gathered

What else do you do? Does anyone have any questions on any of these items?

This is a great list! I would also add read HOA Covenants, Conditions & Restrictions if the property falls in an HOA. Some HOAs get shiesty and sneak some weirdness into the CC&Rs..
