Best Markets For Apartment Buildings

Hi I'm thinking about getting into large multi family (5+ units) and curious what markets are best for this. Best for me would be good cash flow in decent neighborhoods. I'm assuming some markets have more inventory as well - for example Memphis is strong for SFH but for whatever reason it's just not a good market for apartments. Looking forward to hearing everyone's thoughts.

In my opinion, apartment building investing is not geographic at all. You look at the tenant base, the area growth, the CAP rate, and the value add you can bring to it over time and you can do that in literally any area in the U.S. and do well if the deal is right.
