Another retail buyer does NOT bring offer !?!?!

So I rehabbed a $450k ARV home in Dallas...it's awesome and have sold many homes like it of similar price and rehab detail. It's been on the market for 45 days in a HOT Dallas market. 25 showing and all great feedback, except for a few who said the street was busy. I've had 6 people say they were going to send an offer and they have all did not happen...3 due to the foundation repair concerns. Foundation repair is super common in Texas and I did it right with a PE stamp / permits on the work. I think I'm just looking for a shoulder to cry on, but crazy stuff.

Cry on Brother we have a sympathetic ear here.

Then get your behind in gear tomorrow and do something about selling it. Is it staged? Do you have GOOD pictures? Is it truly priced right? (Hint the answer is no if it hasn't sold yet. ) Time is your enemy, carrying costs suck.
