Repairs or Improvement that give home sellers high ROI

When preparing a SFH for sales (Edmonton, AB, Canada), what's the tips to maximize the ROI? It has an unfinished basement, should it be finished to increase the living area? Staging?

We always try to stage, even with limited furniture (e.g., used furniture/fruit in bowl/kitchen aid in some cases)..  the exception would be if the property is going to be sold only to investors (e.g., they typically see through the furniture).  Staging does separate your listings.  Focus on kitchen and baths (e.g., towels, kitchen aid mixer, pretty pots).  Remember scale - not to many small things (otherwise, looks cluttered).
