How to deed my new property...?

Hey BP-

I am buying my 3rd rental prop, and since I am short on capital, my 82 yr old gma is partnering up with me. It's a win/win, she is getting most of the monthly cash flow and in the long run I will inherit the house. Of course I am doing all the work as well......

My question is what's the BEST way to title the deed to insure the house will be left to me?
