Truck/RV parking ass Question

Good morning all, 

I am new to commercial real estate investing but have heard profitable success stories for Truck/RV parking. I'd like the opinion from other experienced Commercial investors what worked best when they first got started? Also, their thoughts on Truck/RV parking.

Is Loopnet a viable site to search for listings? What preffered website do you guys use to locate for sale properities?

Industrial zoning with decent connection to an expressway.

Parking lots and storage facilities are a business operation, like self storage.  The real estate itself is not the economic generator; it is the use and management that makes the money all the items on the site depreciate quickly without the operation.
