New Warehouse Build in Loudoun County

We are bidding out this project and I am looking to get some feedback about what questions I should ask the Civil Engineer Firm prior to selecting them?

We have architect lined up, land about to go under contract has utilities all around it with basic site plan on 2.3 acres, looking to build 25,000 sqft warehouse. 

Building a team of Architect, Civil Engineer, Structural Engineer through Pre-fab metal building company, and a GC to help manage the process.

Any helpful advice would be great and the urgent need of what questions to ask the Civil to compare proposals.

Just a much longer process then I would have originally thought.  Once the lawyers got involved and we discovered a transportation proffer we had to go to a specialist at $1.3k/hour...

Zoning approval will be interesting and will determine if we 100% can move forward as it's Planned development Office park - industrial or flex.

We are just getting started to be honest, but have lots of excitement still to go.  Right now contracted with a company to help solicit, bid and evaluate companies for Prefab metal building construction, and a local GC to do the rest up to the drywall, then we ourselves will do a lot of the finishes.

We hope to design the space to be split in half so we can rent out about 10k sqft until we absolutely need it.  Thinking about a 5 year lease.

We are going SBA route as it allows us 10% down payment on construction loan.
