Also, I want it to be like 100x220 as I'm assuming that will be cheaper and fit on the property fine.   not sure how I would calculate eave height, and pitch. We want 24ft height ceilings and will need a 2nd floor mezzanine with offices.  Prefer to have no load bearing pillars if we can avoid them without too much more cost.

We have soil and elevations from site survey just passed to us by the seller so shouldn't be a problem, but we still have to select our civil (should be by end of the week).

As per insulation requirements would we have to ask the county or how would we figure that out?

Let me clarify a little.  This company we contracted with to support the process has engineers and project managers that are helping through the lengthier vendor selection process.  Finding 3-4 companies per trade and evaluating proposals to make sure they have our project specs and are apples to apples comparisons.  They help to find Geotechnical, civil, architect, prefab metal bldg, Gcs etc.  They were designed to be a bit of peace of mind and time savers for around $14k

I will definitely check out those links.  Give months is steep, I know it is long so we have to move quickly.   Also, we have 120 day study period.

Just a much longer process then I would have originally thought.  Once the lawyers got involved and we discovered a transportation proffer we had to go to a specialist at $1.3k/hour...

Zoning approval will be interesting and will determine if we 100% can move forward as it's Planned development Office park - industrial or flex.

We are just getting started to be honest, but have lots of excitement still to go.  Right now contracted with a company to help solicit, bid and evaluate companies for Prefab metal building construction, and a local GC to do the rest up to the drywall, then we ourselves will do a lot of the finishes.

We hope to design the space to be split in half so we can rent out about 10k sqft until we absolutely need it.  Thinking about a 5 year lease.

We are going SBA route as it allows us 10% down payment on construction loan.

Thanks @EricTeran.  Some good questions in there most we have covered and is included in the Civil proposals we have been looking at. i thought the Architect and I would be primarily working together primarily on interior dimensions and then pass over the plans and have the architect work with the civil.

Land has 15% covered by easement so we know only parking in that cornerand storm water management will follow neighbors plan likely as they have parking already set up.

good point about barrier walls for either a trash bin surround, or for retainer walls for a drive in bay, correct?  Does architect usually cover that?

#8 and #9 I'm not sure and have to pass along as questions very helpful.  Again these are directed at civil correct?

We are bidding out this project and I am looking to get some feedback about what questions I should ask the Civil Engineer Firm prior to selecting them?

We have architect lined up, land about to go under contract has utilities all around it with basic site plan on 2.3 acres, looking to build 25,000 sqft warehouse. 

Building a team of Architect, Civil Engineer, Structural Engineer through Pre-fab metal building company, and a GC to help manage the process.

Any helpful advice would be great and the urgent need of what questions to ask the Civil to compare proposals.

Do you really need to fly out there without a plan?

Find a realtor and get an MLS search setup ask them about the neighborhoods. Google Maps view, Rentometer.com - there are so many great sources to find out and take a data driven approach rather than a "gut feel" about the neighborhood.

Whoops, well that makes sense.  Haven't heard of Fairfax, Ohio should have guessed there is one though.  I've been to the quite a few places in Ohio for work but never there. Was hearing quite a few podcasts on BP mention areas in Ohio for multifamily rentals, that's more our interest.  Any knowledge in that area?

@doug Phillips my wife and I live in Fairfax and just gutted our townhome for a full remodel.  Learned a lot!
