Direct mail for pre-fore closures!

Hello, Does anyone who is reading this use direct mail letters as a source to reach out to owners whose properties are financially distressed or close to foreclosure? If so, what criteria do you make sure to use in writing those letters? Thanks in advance to everyone who replies. Luis

There are not many in the Abq area that have 40% plus equity.  I just sent out postcards on what there was.  About 30.  I got 7 back on bad addresses and no response.  I did skip trace one return and found an email.  He responded with don't low ball me comment.  Sent one more email and never heard from him again.  

The numbers are so small that you may have better luck door knocking.  I haven't tried this.
