I've seen many great buy in the Houston area but having a hard time finding loans that allow a flip.Tthe homes are in need of numerous repairs and do not qualify for investments loans through banks. How does one proceed?

have you asked a local bank about a business purpose loan to do these flips? If you've been discussing these with a mortgage broker you'll have better luck with an in house business loan. Good luck!

Start looking at investor networking groups. You can ask other investors in your area and they will help you find them.

Great question, @Susan Booker. @Neil Aggarwal, have you had much success in finding private lenders? I am about to start my search for private money for my first flip.

Try to find a private lender in your area. They will give loans where many banks will not. Their rates are higher but it might work for you if your numbers are right.

Awesome! I am going to my first REIA meeting in February, and I now know of a few investor clubs in my town. My fear was that investors would be proprietary and secretive about their funding sources and private lenders.
