The Dallas market is super hot right now. It is hard to find anything move-in ready or occupied that will cash flow. I think you need to look into buying houses which you need to fix up.

Remote is going to be tough to get cash flow. Once you pay a property manager, there is usually not much left to keep.

I believe most rehabbers move forward, keeping the addition. They figure it becomes someone else's problem once the house is sold.

I think the problem is with agents accepting gifts and money. I don't think there is a problem for the agent to pay for leads. That is marketing money.

I like single family. Most people do not want shared walls. Also, most condos and townhomes have associations and they can be a pain to deal with.

I have not experienced any slow down in tenants seeking rentals.
