Yard signs and Craigslist work to find people. I use TransUnion SmartMove to run a credit check and background check before leasing, it has been pretty good for me.  Make sure you have a signed lease and be very clear on the terms and enforce them. NEVER rent to friends and family, that is a problem just waiting to happen.

Welcome to the madness! Are you planning to buy a house and do updates and fixes?  Are you going to do that work yourself or pay other people to do it?

A good strategy for someone young and single is buy a run down house, move into it, and fix it while you live there.  Then, after 2 years, sell it for a profit.  Repeat.  The IRS helps you by allowing you to take the gains tax free.

If you have that level of flexibility, I think you should move into a distressed house and fix it up while you live there.  Then, sell it for a profit and repeat.  The IRS helps you by allowing you to take tax free gains on your primary residence every 2 years.

Starting anything new is not going to give you regular income for a little while.  And since you still need income from his side, I would check if he can drop to part-time at his existing job.  That would be ideal since they already know his skill set and are willing to pay him.

I never believed in credit repair companies. You can do it all yourself. Live frugally and pay off your debt. I don't need to pay someone to tell me that.

It does not matter what other people think.  If you are not happy with your interactions with the PM, replace them.

Dallas has become very competitive.  Good deals are harder to find now.
