owning or financing first home ???

ok guys I'm about to get into the buying of a home to rent out and start my investment future. wish me luck. ok now this is a quixk question for all to give me input. as a first time investor . would you recommend a house with a mortgage or a house that I could buy cash and no bank. bank I need for a pricier home and maybe two or more family. cash for single home. small but enough I can rent out. thanks for the input
