House hacking for single parent

Single mom of 3 looking into purchasing a new build duplex to live on one side and rent the other.  First time home buyer and at the moment little to no money down as of this moment in the research. What grants, loans, available resources are there for those that are attempting to start completely over with Nothing? Located in Ohio.  I don’t have any family to ask for help with down payment. How do I prepare myself to speak with a lender documenting I will have a source of income from the other half of the duplex without it actually existing yet?   Thanks in advance!

there are programs out there. I would get online and google grants and loans for first time home buyers in your town and see where that takes you. For instance Iowa has the Iowa Finance Authority which helps low-income or first time home buyers. Another thought is the USDA programs if you are willing to live in a small town there are sometimes 100% loans and even some rehab programs. Talk to a lender that does USDA programs if that interests you.
