Speedway or Fountains Square

Good morning, it's my first post!!  I'm looking to invest in Indiana, specifically in multi units and found a few in Fountains Square and some in the Speedway area.  

Need advice on which one is better and why.  Fountains square seems to be the more hip and up and coming area so appreciation and rent should continue to increase while Speedway is more stable and appreciation and rent won't increase as much, these are what I'm seeing and reading in general online as well as talking to some agents.

I'm not looking for a rehab etc, these properties are leased and won't require any immediate repairs/maintenance.

Any feedback would be greatly appreciated.

kerry.. curious why you think FS would be less stable.. with all the new builds there and price points well above 300k to 400k your buyers are well established folks who by and large keep their properties very nice etc etc.. Speedway if I remember right was/ is just older mid century stock with very little infill building or new builds ???  did I miss something in Speedway ?
