sprucing up rental property for new tenant
I am making minor upgrades to attract a little higher rent price as the price has increased since I last rented this sf home. I am changing faucets, blinds and would like to replace SS kitchen sink which was there when we purchased home and after 2 rentals has gone thru a bit of bruising.my realtor who is showing the place dosent think i should bother but i feel if i am asking more and I am getting offers i should do these minor things. Also I am told I should disconnect the food processor insink as we have well/septic systems and tenants pour everything in them. I am new to the site and would really appreciate your help. I'm in Florida. Thanks

Dawn is spot in ... a little elbow grease and fresh paint have the biggest impact.
For all our new clients, we leave a package of little things: a new toilet brush, plunger, shower curtain & rings, and an under sink caddy of cleaning supplies. Total cost is <$25 and it makes a big impact.
Another thing we do is leave them a welcome letter with coupons to local neighbourhood businesses (café, pilates studio, etc) and, in the case of our students, their "Take me home card" to allow them to get a taxi ride back home when they are out on the town.
