Why would you buy at a 5-7 cap?

Why would an investor buy your stabilized asset say at a 7% cap if there is no room for upside because you already squeezed the value out of the original deal?  Inquiring minds want to know!

I only buy stabilized assets. I have no desire at my age to take on the headache of a non-performing asset.
