How to find small multifamily deals

How do you find multifamily deals 5-40 units? Theres very limited inventory here in the tampa bay market. Also how would i get on the brokers buyers list where all the good deals are sold? Does anyone know any wholesalers in the area? Who else would you suggest i contact? Thankyou

You can get on list from some of the larger commercial brokerages such as Marcus and Millichap, Apartment Realty Associates, Hendricks and partners(I think the name has changed), CBRE, ect.  From there you can try building relationships.  LoopNet is a good place to meet commercial brokers in the area that you are working.
