We are currently buying a 150 unit property in Houston. This is a B property in an A area. Houston is very much diversified, but I would be more concerned with C products. Not because of Houston, but because of the economy, Covid, and at some point the end of government stimulus. Workforce housing is most likely going to be hit the hardest when the government stops the infusion of capital.

@Kory Reynolds Although I wrote this 4 years ago the facts are still the same
"I'm willing to put all the man-power, that is, managing the job. I would hire and handle contractors as well as real estate agent and any other sub-contractors. At the end of the day, what I want is to generate a good profit."
If he is putting in all of the work in a common enterprise, with the expectation of profit based solely from the efforts of the promoter, done it passes the Howey test. I don't see anything in his question where the cash investor will be doing any work.

@Micheal Briscoe I say that you go into the light and go to commercial MF. First property I bought was a 20 unit.

@Jesus Orbea as others have said, it depends on your goals, but here are a few points.
1. 100+ Sfh’s are another job
2. Difficult to scale and finance 100+ SFH
3. Difficult to get good quality PM
4. 5+ MFH are valued on income stream, not comps allowing you to increase value by operating efficiencies.
5. You can also invest passively in syndications.
6. You can legally pool other peoples money and purchase larger properties and hire professional PM.
You will find many different opinions on this forum.
