I am doing a major rehab of one of my units and need a contractor referral.

@bjorn I can only address Q1 as related to the US.  The PM fee is usually higher than market rate rentals.  We do require a 12 month lease in most cases.  The turnover does increase our costs, but not as much as the increased rents.  You definitely need a PM that specializes in Student Housing rental.

Now it does not have to be one or the other. There are many active investors, including myself that also invest passively. If you have an IRA, there are rules regulating self-dealing in a deal that you control. Diversification is also a great reason to do both.

I highly recommend SMP.  They have been working on my Student Housing property in FV.  We are currently selling this 36 unit property with a value add component.
