I have been to Joel Block's, Dave Lindahl's, Gene's current and past, and the Real Estate Guys syndication events. The best and most informative for a beginner was Gene's old format where we had access for two days with three lawyers and no other speakers. His current event is a much more advanced look at syndication. I wish they would bring back the old format for new syndicators. Choosing the next best would be tough.

I like to start early just after the LOI is signed. Even though I have done many with the same lawyer, I just like getting a jump start. You may want to check with your attorney to see if you bail on the deal, can you transfer the PPM(of course with a change in property information) to the new deal with no or very little additional cost. Mine did that for me the one time we had to pull out. For newer investors that may need more time, it is good to start as early as you can.
@Brian Burke can wait until the last minute and get millions in a snap of his finger. Newbies and most of us have to take more time to get the money in. Remember you cannot open a bank account and take money in until you have your PPM.
Since our last deal took 48 days from the signing of the LOI to the signing of the P&S, we had the PPM way ahead of the P&S. Being ahead of the game makes the raise much less stressful.

Do a few deals with an experienced syndicator, and tell everyone you know or meet about what you are doing. Put yourself in situations, and participate in activities where you will be able to meet and network with high net worth individuals. Participate and be active in those activities. Give before you receive.

I have never invested with Ali, but I have met and talked to her on many occasion as she attends my meetup. I certainly would feel comfortable listening to her and taking her advise, if I was looking at the niche she is advising on.
She is very knowledgeable and shares her experiences freely at my group.
