Looking for a good place to invest in apt bldgs in Maryland

My team and I are new to investing..we know someone who lives in Baltimore that suggests we take a look at Maryland to invest in an apartment building, but they're not into real estate so it was merely a suggestion. 

Is there anyone that is familiar with some maybe "B-"or "C+" areas in Maryland? Perhaps 10% cap rate? Maybe even closer to D.C. borders? 

Your input will be greatly appreciated.

You won't get a 10% cap rate in even the worst areas of the DC and Baltimore areas most likely these days. Hagerstown you might.

Keep in mind though that a 10% cap rate in today's environment is likely indicative of a high risk property.
