Mutli-Family homes in Maryland.

Hey Biggerpockets. Anybody knows if multi-family properties are a good deal here in Maryland? I've been searching in Baltimore and the Anne Arundel County and options seem to be limited. Any advise? Thanks.

2 to 4 unit properties exist in only the smallest numbers in the entire region.  The DC metro area largely developed from the 1960's onward, and with a lot of available land, it spread outward instead of upward. Other northeast cities developed more in the late 1800s and early 1900s with large influxes of immigrant populations, and a lot of multifamily houses were built then, or converted to multifamily use then to support that new population.  Baltimore which did develop earlier than DC used a different method of creating cheap housing through the use of ground rent, so even they too have a very limited number of multis.
