Should I go for 15k down payment assistance or use my own money?

I found a good deal for Multi-Family home in Tampa area. My agent is talking me into getting 15k down payment assistance from their mortgage company since I will be living in one of the unit. Should I go ahead and get this money which is basically a loan or use my own money for down payment? What are the Pros of Cons of getting down payment assistance? I am a first time buyer, any suggestions?
