What should I come prepared with before talking to lender?

Hi, I'm new. I want to invest in a small multi-family home and want to save up around $50k before I take action. What type of information should I come prepared with before talking to a lender?

2 years tax returns, 2 months bank statements, any 401K or like investment statements and prepare a net worth sheet showing what you are worth. I would also bring any figures you have for the investment property showing them that it will be profitable. Go into the meeting with confidence and with all numbers for them, that should impress them and help you obtain a loan.
