Education for large apartment complex investing

Hey guys. I live in Philly and have never invested in RE before.

I have been listening to BP podcast for about 8 months almost every weekday to work(45 min).

I feel that I have enough fundamental knowledge about RE investing.

I have a business that gives me very good income with which I can afford to invest around $200k every year and can do $300k as initial investment.

After listening and reading about different asset classes, I think I am specifically interested in:

1. Large apartment complexes with 20+ units

2. Self storage facilities

What resources do you recommend for me to familiarize myself with major aspects of those two investment types? I want to educate myself deeply over next 6 months so I am ready to invest wisely when the downturn arrives.

Hey Kushal, congrats on successfully triggering every syndicator's keyword search! lol

Know that while Self Storage can seem attractive, it is a LOT more price-sensitive to inventory. For example, if somebody builds a brand new storage a few miles away, your rent increases will equal a greater vacancy than they normally would for large multifamily.

As far as large apartment education. There are plenty of courses nowadays. But before paying a great first step to educating yourself is to learn by evaluating deals. Look at 50 to 100 offerings before you participate in one and you'll have developed a fingertip "feel" for what a good deal looks like. We are currently underwriting 200+ deals before finding the right one that hits all our criteria.
