@Siva Bollineni find a way to connect with brokers in your area. Use the loopnet strategy where you find the broker in your area who has the most listings. Call them up let them know who you are and what you're looking to accomplish. Make sure you sound credible and be realistic in your approach. They are trained to sniff out newbies. Good luck
