Property next to a Waste water treatment plant

Under contract with a property in Georgetown TX and just found out that it is 800 feet away from a waste water treatment plant.  I am an out of state investor and wont be able to travel to the location to assess myself.  Agent mentions that he did not hear any complaints/any smell issues for multiple years at the property.  Not sure if I need to back out of the contract ($2K at stake) or go forward? Your comments would be helpful to make a decision.

@Shantan Kajjam do you directly back/ front the treatment plant or is it a few streets over, most plants do a pretty good job with containing smell but that doesn't stop a perceived stigma, especially if there is line of sight to the plant.

I would get a hold of neighbors in the area and verify there are no odors issues with a third party. You should also be able to research if the plant has had any issues or health violations.

@Shantan Kajjam The odor is Hydrogen Sulphide which is released it the process. From time to time it can be obnoxious to say the least. I would be surprised if your agent did not know about the proximity of the waste water plant. This should have been disclosed I'd want my 2k back given the circumstances.

@Aaron K. It is about 6 homes away from the homes facing the treatment plant.  There will be another row of homes between the line of sight of treatment plant and this property. I attached the google maps screenshot that shows property location (red circle) and the treatment plant. I am an out of state investor and with the COVID situation, I did not have a chance to go and look at it myself.

I worked in Jasper Tx for a year at a base my company set up down there in 2018. About the same distance from the water treatment plant 800' or so to the south of it. When the wind blew from the north it was time to close all doors and windows....the base stunk. Luckily the prevailing winds are from the south there, so it was not all the time.

@Bjorn Ahlblad I rechecked my contract and there is no mention about the treatment plant.  Its a new construction home, Is this something they need to mention per law?

@Shantan Kajjam I am not a lawyer so I don't know. Did you have an agent represent you? If so, your agent would have known. Looks like that plant is at least the size of a football field.
