Denver MSA apartment expense ratio

Hello BP,

I’ve recently started looking for apartments in the Denver MSA and I keep seeing total expenses on a T-12 being in the 30-35% range.

I am used to seeing expenses being somewhere 45%+ range in Austin and San Antonio. Am I missing something or are Denver MSA expenses really that low?
