How to find a Good Deal On a Quad? Any tips for Using VA loan for a Quad?

I was looking at a SFH and having 5 renters in the house. Found out zoning only allows 3 people with different last names.

I have a prequal for a VA loan. Interested in finding a good deal on a quad. Ideally have 3 people with 3 different names in each 1 of the quads.

Anything I have to watch using a VA loan for a quad?

Any tips on where to look?
Call rental ads?
Any way to get list of quads from the city?
Pass my requirements to a Wholesaler?
Work with a Realtor?
Post a wanted ad on Craigslist?

I'm sure lots of ways I'm not thinking of. Any input Appreciated.
