How far outside of your zip code do you look for properties?

I'm moving soon to Richmond VA which is definitely a smaller market than here outside NYC. I've been spending a good amount of time on some of the sites (Zillow & Trulia) and the multifamily availability is definitely smaller than what I'm used to. For those of you who dabble mainly in duplex & triplex properties, how far are you willing to travel to view and possibly buy properties?

The small multi market in Richmond is definitely tough (as is the rest of the market, for sure..). Are you looking for a house hack (live in one and rent the other) or a pure investment?

If you're new to Richmond, I would highly recommend you visit and get to know the different areas before buying a place.
